Landlord Tools: Keeping Good Records

Organize your tenant files to make your life easier. You can use the Tenant Information sheet for an easy, at-a-glance reference to put at the front of your tenant folders.
Also include:

  1. Completed application form
  2. Signed lease agreement
  3. Initialed Lead-Based Hazards disclosure
  4. Documented conversations and changes in rent amount or other agreements

Be sure and write receipts for any money collected using a receipt booklet you can pick up at any office store. Include notes on these receipts as needed. You will be thankful that you did when you need to resolve an issue months later. You might also consider keeping a rent-collection log to track how much tenants owe as well.
